The subject of the zoning decision documentation is S1 building which includes the basic transport and technical frame in order to ensure functionality of objects S2 up to S7, the subjects of further individual zoning proceedings.

Building S2 / 64 188 m²

This area will form a part of the Nová Polhora Logistics – Industrial Park. It is located mid-way between the existing junctions of D1 – Budimír and Lemešany, on the main developing axis Košice – Prešov and out of the inundation area of the river Torysa and other rivers. A roundabout will connect the park with the feeder and D1 motorway on one side and on the other side the connection will be with the road III/050201. Object S2 is a business – service area with the warehouses, business, service and administration operations and necessary transport areas and green areas. The area is located between the road III/050201 and the extra-high voltage electric line of Nová Polhora. The northern part of the area is bounded by the Balka stream with green areas and by the road III/050201 with a roundabout from the south

Building S3 / 64 032 m²

Object S3 is a business – service area with warehouses, business, service, gastro and administration operations and necessary transport areas and green areas. The major part of green areas is designed within the area of Starina water line. The exterior place for exhibitions will be placed in front of the arch façade. Both warehouse objects will have one floor unit with sanitary facilities, dressing room, technical and administration equipment.
The area will be located between the D1 motorway and the extra-high voltage electric line of Nová Polhora. The Starina water line passes through the northern part of the area. From the southern side it is bordered by the drainage ditch. The northern part will border with the motorway junction and feeder which are being planned. The entrance into the area will be from the planned distributor road. The whole area will have separated transport and operation for lorry and passenger cars.

Building S4 / 118 031 m²

The object S4 will be located between the western part of a village and the extra-high voltage electric line, and the planned III. class road with the roundabout will be located on the northern side. The object S4 of the zoning decision documentation is – Logistics area with warehouses and two administration operations and necessary transport areas and green areas. Four main objects will form a compositional unit which will be highlighted as the warehouse – administration centre. The area will have a ring road.

Object S5 – Logistics area with warehouses and administration operation and necessary transport areas and green areas. The area will be located on the southern part of a village on the place of a former manor. The area will border with a higher service road on the south, a sewage water treatment on the west and with the Object S4 and family house real estate land on the north. The high voltage air line with trafostation is located on the northern side of an area. The exit on the planned higher service road will be the main entrance to this area.

Object S6 – Logistics area with warehouses and administration operation and necessary transport areas and green areas. The area will be located on the southern part of a village, the former manor area. The area will border with the Object S7 from the south, higher service road from the north, distributor road from the west and road III/050201 from the east. All five objects will be organized into individual buildings. The entrance into the area will be from one of the turnings and two exits on the planned service road and it will be directly connected to the S7 area.

S7 area is a Logistics area with a production premises, warehouses and production halls, administration operation and necessary transport areas and green areas. The area will be located on the southern part of a village near the former manor. The area will border with the planned distributor road from the south and west, Object S6 from the north and road III/050201 from the east side.
Seven main objects will be organized into two individual buildings. Entrance into the area will be from one turning on the planned distributor road.

Motorway feeder

The planned grade-separated junction with the Nová Polhora feeder is situated on the D1 motorway, between the existing junction “Lemešany” and “Budimír” junction. The already existing D1 motorway is in the category D 26.5/120.
The Nová Polhora grade-separated junction together with the feeder will enable connection of the road network with its adjoining area to the D1 motorway (road of supraregional importance).
