Urban-architectural concept of the solved area and the complex project design were ensured by the Architectural Studio Atrium Ltd. of Košice, the holder of several major awards for design and architecture, and one of the largest processors of ground plans in Slovakia. The modern architectural concept brings a new perspective on dealing with logistic, warehouse and industrial buildings with regard to functionality, typological and dispositional variability.
In relation to the built-up area of the village – between the village and the motorway is a proposed extensive logistic and industrial park consisting of 7 buildings – basic framework and areas of logistics, safe production as well as trade and services. These will be arranged along the local highway. Park will be connected via a roundabout to the feeder road and to the way III/050201 on the other side. The subject-matter of DÚR is building S1, containing the basic transport and technical framework to ensure the functionality of the subsequent buildings S2 – S7, which will be the subject-matter of individual ground procedures.
Two main building objects will comprise one mass complex that will be stressed in the east by service-administrative centre. It will be oriented to the crossroad and to the most frequented transport corridor. The main access road to the area will be from west. The access road will lead from the upcoming distributor road. The pavement will run alongside the access road from the future bus stop to the area to the five floor object of service-administrative centre. On the 1st and 2nd NP will be fully glassed commercial areas with two entrance isles for administrative operation situated in the 3rd NP. The operation will be brightened from the inside by the atrium. There will be an exterrior exhibition area in front of the center. The 3 floor mass of the center will be constructionally linked to the hall objects – stocks, commercial and service operations. The operation area of the hall objects will be elevated 1 meter above the roads. The halls will contain an one floor unit with hygienic, wardrobe, administrative and technical equipment. Construction solution will be based on the steel and ferroconcrete, arranged dominantly with more naves and modules. The area will have roundabout and it will be operationally differentiated for lorries and cars. Goods will be delivered through 3 basic portals – docks. Car parks will be situated around the main building objects. The biocorridor Balka situated on the north is suggested to be left for preservation and development.
Three main building objects will comprise one mass complex that will be stressed in the north by a service- administrative centre. It will be oriented to the crossroad and to the most frequented transaport corridor. The main access road to the area will be situated right here. The access road will lead from the upcoming distributor road and under the wiring ZVN. The pavement will run alongside the access road from the future bus stop to the interior atrium S3 and its service administrative center through which it will be possible for the pedestrians to enter the 5 floor object, the core of which will be a fountain. On the 1st and 2nd NP will be fully glassed restaurants, commercial, service areas and there will be entrance isles of the administrative operations in the corners, situated on the 3rd and 5th NP. The exterior exhibition area will be in front of the arch facade. The elevated 3 floor mass of administration building will descend to the level of two hall objects – stores. The halls will contain an one floor unit with hygienic, wardrobe, administrative and technical equipment. The operation area of the hall objects will be elevated 1 meter above the handling areas and roads. Hall construction solution will be based on the steel and ferroconcrete, arranged dominantly with more naves and modules. The area will have roundabout and it will be operationally differentiated for lorries and cars. Goods will be delivered through 2 basic portals – docks, and two side portals. The goods will be delivered to the kitchen from the west. Parking places will be localised north of the access road. Considerable part of the green is supposed to cover the area within the range of OP of the Starina duct.
Four main building objects will constitute one compositional unit stressed at the street frontage by a storage-administration center. Two main access roads into the complex represent component part of the upcoming main road and they will be stressed by advertisement towers with the control system. Walkways accompanying access roads will lead from the future bus stop into two points- an administration office entrance and other docks in the storage halls. The roads will surround the whole complex and goods will be delivered from the west, north and south storage frontage. Due to the protection of housing in the village, delivery from the east frontage will be diverted. For that purpose, the new unidirectional way, containing SO 4.01.3 – the principal building object, will be built up. Trucks parking lot will be situated between accesses and car parks for private cars alongside the inner operating circuit. Build-up area will be situated above 80 m westward from family houses and divided by isolating greenery. Two administration departments of the storage-administration center will be tree-floored. Their glass frontage and coloured frontage of storage-administration center will interlock. The place where halls interconnect will be lowered and provided with vegetation roof and vegetation wall at the east side. Other halls will include single-floored room with sanitation, dressing rooms, administration and technical equipment. Their running surface will be elevated approximately 1m above operating surface. The construction will have multi-module and multi-space arrangement and will make use of steel and reinforced concrete. Considerable part of greenery is designed outside the street frontage. Isolating greenery is designed in front of the east frontage.
The three main building objects will comprise one compositional unit that will be accented by the administrative wing on a frontside of the street. Main access road into the area will be from an upcoming higher frontage road and it will be amplificated by a commercial dispatching tower. The access road and exit road will be with side-walks, beginning at the bus stop and leading to the three points – docks and the administrative section. Transport in the area will be based on a ring operation system. Goods will be delivered both from west and south foreside storages. Due to the protection of housing in the village, delivery from the east and north facade will be diverted. For that purpose, the unidirectional way will be established. A car park for private cars of emplyees will be located at the access and exit roads. Build-up area will be located 30 m west and 80 m south from the residential houses and will be divided by an isolating green. The administrative section in SO 5.01.1 will include three floors. Fully-glassed facade will continue and merge into the full coloured facade of the warehouse-administrative center. Operational area for all lounges will be elevated approximately 1 m above the handling area. The halls will contain an one floor unit with hygienic, wardrobe, administrative and technical equipment. Construction solution will be based on the steel and ferroconcrete, arranged dominantly with more naves and modules. Considerable part of the isolating green is supposed to be on the east and the north periphery.
Five major building objects will comprise one compositional unit that is accented in the corner of warehouse – administrative centre. They will be arranged into two separate buildings. The major one will consist of building objects SO 6.01.2 to 5 – these will be arranged in order and with regard to the terrain height mutually moved. The main access road to the area will be local highway and will be highlighted by an advertising tower with dispatching. The Access road and exit roads will be accompanied by pavements from a future bus stop into 5 centroids – docks and the administrative department. The area will be unified by getting in one line and roundabouts. The stores will be subsidized from the north and west. Parking for employees´ cars will be located at the northern edge, while the higher the operating communication. The built-up area will be located 100 m south from the apartment building road. The administrative department in warehouse – administrative centre – SO 6.01.1 will be composed of 3 floors. Its facade will be made of glass and linked to the full colour facade of the building. Operating area of all halls will be elevated 1 m above the handling area and it will copy the cascade complex terrain of the area. Halls will include a single deck cell with sanitation, closets, administrative and technical facilities. The design of the halls will be based on steel and reinforced concrete, predominantly in a multi-aisled arrangement. A considerable part of the isolating green is proposed on the eastern and the western edge of the area.
Seven main building objects will be arranged into two separate constructions. Those will be arranged linearly and because of the terrain, mutually height shifted. Both of them will serve for the purpose of logistics and production. The production will be deployed in their west parts. The corners of both buildings will be stressed by administrative wing. All hall objects will include an one floor unit with hygienic, wardrobe, technical and administrative equipment. The built-up area will be, according to the ÚPN-O-N Polhora, situated 100 meters west from the planned residential building construction. It will be possible to access the area from the turn on the planned distribution road. The pavements will run alongside the access road from the future bus stop on the distribution road to the central points- docks, as well as to the administrative wings of the main building objects SO 7.01.1. and 7.01.5. The roundabout and one-way road will be connected with the area S6. The goods and material for stores and production will be delivered from north and south. Car parks for the cars of employees will be situated on the west side near the distribution road. The building objects will comprise the 3 floor administrative wings, with fully glassed facades linking to the colorful facade of the building. The operation area of all halls will be elevated one meter above the other handling area and will resemble the terrain of area in cascade manner. The halls will include an one floor unit with hygienic, wardrobe, administrative and technical equipment. Hall construction solution will be based on the steel and ferroconcrete, arranged dominantly with more naves and modules. Considerable part of the isolating green is supposed to cover the east and west part of the area.
